Trying to find your new home can be stressful and time consuming, particularly in a competitive market. Together, we have compiled some handy tips that may assist you in securing your new home.
- Have a clear understanding of what your requirements are and what suburbs you are interested in. Also be realistic on your budget keeping in mind that affordability is generally calculated at 30% of all applicant’s nett income. If the rent exceeds this amount, then you may need to reassess your budget.
- Set up to receive property alerts when a property that meets your requirements is newly listed on the market
- Confirm your attendance at an inspection once you have been advised when it will be. Be sure to turn up early as time limits and sometimes attendee limits may be in place and we’d hate for you to miss out. Have any questions you may have ready to ask the Property Manager at the inspection.
- If you feel that this property meets all your requirements, apply for the property prior to the inspection through the link that was emailed to you when first enquiring.
- Make sure all your references know that you have listed them on your application and ask that they complete the email reference as quickly as possible.
- If applying with other people, make sure that all applications are linked and completed as quick as possible to ensure they are processed together.
- Ensure you have all the identification and documents required to support your application. This includes photo identification, bank card, Medicare card, proof of income (current payslips or Centrelink statement), bank statement, tenancy ledger, utility bills etc.
- Include a cover letter- while the applications are very detailed, they only give the agent and landlord a snippet of you and your situation. Attaching a cover letter telling us a bit more about you, what you like about the property, why you would be the perfect tenants for it etc. is always a positive addition to any application.
- If you have pets, include any pet references and also attach a letter with some photos of them. Tell us a little about their temperaments and age, again just so we can have as much information as possible.
- Be honest if you have had a rental discrepancy in the past- we may be able to assist you in securing a new home if we have all the information on past issues. If correct & true information is not provided, unfortunately we will not be able to completely process your application.
Our applications are lodged electronically through an online platform called 2Apply. This allows the application process to be much more streamlined & proficient, allowing applications to be processed and finalised quicker.
